Terms and Conditions

Prices

  • The price is always per person and per night unless stated otherwise.
  • The reservation does not include local tourist tax. Electricity, water, heating and internet are included in the price.

 

To book

  • Reservations can be made via our website, by email, by telephone or via booking sites such as Booking.com.
  • Your reservation can only be made if we have all your details. See the appropriate form that we will provide to you.
  • You will always receive a confirmation letter with the total amount, the booking conditions and cancellation conditions.
  • These conditions may vary depending on whether the customer is a company or private individual and whether they are international customers, etc.
  • We may request your credit card details and/or a form of identification (a photo of the passport or identity card of the person who will be staying in the apartment).
  • We reserve the right to verify your credit card by debiting an amount of €5. This amount will be deducted from your final invoice. In the event of cancellation on our part, any monies already paid will be refunded.
  • We reserve the right to reserve a deposit of €250 via your credit card. This deposit is released after checking the apartment at the end of your stay.
  • For bookings longer than 7 days, a deposit is always requested before it is final.
  • Only when all conditions have been met will access to the Santorini house be granted.

 

Cancellation

If you unexpectedly decide to cancel, you will owe us compensation.

 

  • This amounts to cancellations of stays of up to 7 nights
  • 1 week before arrival date: 0% of the total sum
  • Less than 1 week before arrival date: 25% of the total sum
  • Within 48 hours before arrival date: 100% of the total sum

 

  • For bookings of stays longer than 7 nights
  • 2 weeks before arrival date: 25% of the total sum
  • Less than 1 week before arrival date: 50% of the total sum
  • Within 48 hours before arrival date: 100% of the total sum

 

 

House rules:

  • When you make a reservation you accept the house rules.
  • Smoking: The building is smoke-free. This means that smoking is not allowed anywhere in the building.
  • Pets: Pets are not allowed.
  • Safety: Safety is important, treat our house as if it were your own. Fire extinguisher and smoke detectors are provided. It is strictly forbidden to remove or disable the smoke detectors. An amount of at least €1,500 will be charged for improper use of extinguishing agents.
  • Emergency alarm: If you hear the emergency alarm, follow the instructions described in the escape plan.

In the event of a false emergency alarm, deliberately caused by a guest, any consequential damages will be recovered from the person concerned. Any costs incurred when the fire alarm system goes off unexpectedly due to negligence of the guest and interventions are required by third parties will be charged with a minimum of €1,500.

  • Technical faults: Please report a technical fault (however minor) as quickly as possible.
  • Furniture: Please do not move the furniture. Damage caused to furniture will be charged.
  • Linen: Always use linen on the bed. If you fail to do this, you may be charged for cleaning costs.
  • Household goods: The correct amount of household goods, cutlery and crockery must be present in the house before departure.
  • Internet: Wi-Fi is free in House Santorini. The guest is responsible for any consequences of downloading files. The download limit has been restricted.
  • Parking: Parking is free in the driveway or at the front of the designated parking spot.
  • Subletting is expressly prohibited. Stay (overnight) of more people than agreed on the reservation is expressly not permitted without our permission and will be charged automatically. Failure to comply with this house rule may lead to us prematurely terminating the accommodation agreement.
  • Prostitution, trading and the like are not permitted. Inconvenience will be charged and will lead to immediate termination of the accommodation agreement. Lapee applies a zero-tolerance policy.
  • Alcohol and (soft) drugs: Alcohol abuse, and the trade in and use of (soft) drugs are prohibited. Lapee applies a zero-tolerance policy.
  • Theft: In the event of theft and/or deliberate destruction, we always report it to the police and this will lead to immediate termination of the accommodation agreement. Lapee applies a zero-tolerance policy.
  • Arrival: Arrival times are flexible. We would like to receive a text message or phone call the day before arrival with the estimated time of check-in.
  • Departure: On the day of departure we expect the checkout time to be respected at 12 noon.
  • Forgotten items: We keep these for a reasonable period. Redirection is only possible at the guest's expense.
  • Key/access: After registering online, you have received a personal access code. This gives you the option to open the entrance door. The code is only valid from the day of arrival until check out on the day of departure.
  • Cleanliness: The holiday home must always be left tidy (broom clean) after your stay. This means: completely tidying up the house: putting everything back in its place, emptying the trash cans, clearing the countertops, emptying the refrigerators and freezer, doing the dishes and putting the clean dishes in the cupboard. When leaving, turn off all lights and close windows and doors. If the cleaning service requires longer than the normal cleaning time, we have the right to pass on the costs to the customer.

 

Guest liability:

  • Each room is checked for defects and missing items before new guests arrive.
  • If you discover any damage or shortcomings upon arrival at the home, please inform us immediately. If damage or shortcomings occur during your stay, please report it to us as soon as possible. Any actions can then be taken immediately so that the consequences, any consequential damage and inconvenience are kept to a minimum.
  • Additional damages will be charged after departure.
  • The guests are liable for damage caused by them or visitors/guests.

This does not include minor things, such as broken glass.

 

The landlord

We accept no responsibility for loss, accidents, personal injuries, medical expenses or damage to property caused by personal negligence or by circumstances beyond our control.

In the event of cancellation due to force majeure such as war, strike, natural disasters, extraordinary weather conditions, death, etc., the guest can terminate the agreement without compensation. Obvious errors and mistakes in a publication do not bind the lessor.

The landlord has the right to check and inspect the property during the stay.

Termination of stay: If the guest, his family members or visitor(s) admitted by him do not or do not properly comply with the obligations under the conditions, the rules of conduct, the instructions of the landlord or the government regulations, despite any prior warning, or do not comply properly and in such to the extent that, according to the standards of reasonableness and fairness, the landlord cannot be expected to continue the stay, the landlord or the observer designated by him has the right to terminate the agreement with immediate effect, and the guest and visitors to deny access to the home, without refund of amounts paid.

This also emphatically includes not respecting a night's sleep or causing unnecessary nuisance.

Guests do not accrue residence rights if they book for a longer period. No domicile may be requested at this address.
